If feedback from prospects suggests the price isn't right, we'll discuss adjustments or improvements with you.
How do you handle repairs? +
Tenants submit maintenance requests through an online portal or our 24-hour hotline, including photos when possible. Our team reviews each request, troubleshoots when feasible, and assigns trusted vendors or in-house staff for the job. Repairs under a set amount are handled directly to keep things moving, while larger or non-emergency repairs are reviewed with you first. Emergencies that affect safety or habitability are addressed immediately.
Can I perform repairs myself? +
Yes. If you have a preferred handyman or vendor, we can note that and reach out to them first for service requests. When a property is vacant, owners are also welcome to handle "rent-ready" repairs themselves. That said, we generally recommend our network of insured, licensed vendors to help meet leasing deadlines reliably.
How do rent payments work? +
Tenants pay rent to us, and those funds are held in a trust account before being transferred to you, minus management fees and any approved expenses. Owner disbursements are typically issued multiple times each month on a set schedule.
Should I allow pets in my rental property? +
Allowing pets can significantly widen your pool of prospective tenants, since a majority of renters have one. Many owners choose a "pet negotiable" approach, allowing the right pet on a case-by-case basis. Service and support animals are handled in accordance with applicable state requirements, and all pets go through a national screening process.
How much will my property rent for each month? +
Rental rates are set by the local market, influenced by comparable properties, your property's features and condition, and how it's marketed. After reviewing your property's details, we run a market analysis to set a competitive starting price, then monitor and adjust weekly until it's leased.
How do you advertise vacant properties? +
We syndicate listings to dozens of rental websites and pre-screen prospective renters on occupancy, pets, and employment history. Our office answers calls live during business hours, and leasing agents communicate with prospects and show properties throughout the week to help fill vacancies quickly.
What happens if my tenant stops paying rent or causes trouble? +
Thorough screening helps prevent most issues, but if a problem does arise we act promptly. Late rent follows a clear notice schedule, and persistent issues move toward formal action. We work with local legal partners on evictions and a collection agency for outstanding balances.
What is your tenant screening process? +
Every adult applicant completes a full application that includes nationwide background and eviction history checks, criminal and sex offender registry review, credit and income verification, and confirmation of employment. We also contact previous landlords to verify rental history and payment records.
Do you accept Section 8? +
Yes, we work with Section 8 and many other voucher programs, as long as the voucher covers the required rent amount. Applicants relying on rental assistance may also provide other verifiable proof of their ability to cover their portion of the rent.
Can you assist with obtaining lead certificates for my property? +
Yes. We work closely with certified lead inspectors and contractors to help ensure properties stay compliant, including coordinating inspections and renewals so certificates don't expire.
